Old roof or HVAC. Deal breaker?
Old doesn’t automatically mean bad. “Still working” doesn’t tell you enough either.
Roof
Age, material, leaks, repairs, ventilation and actual condition matter. If it matters to the deal, get a qualified roofer involved.
HVAC
Service history, performance and equipment condition matter. A qualified HVAC contractor can answer what a showing cannot.
Then put the answer in context: price, replacement timing, your budget, financing and insurance. An older system can be manageable. An expensive unknown is different.
