Inspection report has 40 things on it. Now what?

A long inspection report does not automatically mean a bad house. The useful question is which findings are routine, which need answers, and which could change the deal.

Routine

Maintenance items, small defects and normal wear can make a report look worse than the house really is.

Needs answers

Leaks, electrical issues, HVAC concerns, roof questions and anything unclear may need a licensed specialist or better information.

Could change the deal

Major cost, safety, structural, water, financing or insurance concerns deserve real attention.

A repair request or credit isn’t useful if nobody knows what the problem really is. Get the best information the inspection period allows, then decide what response makes sense under your contract.

I have years of personal hands-on repair and remodeling experience. I’m not a licensed contractor or tradesman. When the answer belongs to a roofer, electrician, HVAC contractor, plumber or other specialist, that’s who should answer it.
