I found a house online. Should I call the listing agent?
You can. Just know who they’re working for before the conversation gets very far.
In Washington, a seller’s agent owes loyalty to the seller. Limited dual agency is different and requires written consent.
What I would want to know first
- Are you already working with another real estate agent to buy a home?
- Do you just need basic listing information, or do you want someone helping you evaluate the house and the deal?
- Are there condition, repair, inspection, financing, insurance or negotiation questions you want looked at before you decide what to do?
Washington also requires a written services agreement when a broker begins providing brokerage services to a buyer. The paperwork should make the relationship clear instead of leaving you guessing who is representing whom.
